Contains the building permit issued August 27, 2018 to Wilpro Enterprises-Servpro (license RBQA002039, valuation $224,000, application signed by Greg Marshall), the electrical permit and inspection records, the National General fire-loss estimate (claim L18003950, loss date March 6, 2018), a Servpro of Troup and Coweta supplement estimate, and the final inspection notice of May 29, 2019 approving building and electrical. Establishes the documented substantial-completion date.

The Progressive document both sides cite, obtained from the adjuster July 20, 2026. Page 2 states, under damages that are not covered: 'The policy does not cover for improper installation of your roof.' The investigation found windblown shingles and water intrusion into the kitchen, living room, and master bedroom. Payment covered only the wind and tree portion ($4,839.07 plus $400 tarping against a $2,500 deductible); the estimate's entire roofing category is $627.56, about two squares under the tarps, with $3,000 of the payment being tree removal. The August 4, 2026 letter to Ricky Wilson, CEO and registered agent of Wilpro Enterprises, Inc., exactly as mailed by Certified Mail with Return Receipt. Requests the written warranty, the signed contract and job file, the roofing vendor's identity and invoices, the notes and reports of Wilpro's own personnel including estimator Brian Wright, and whatever documents support Wilpro's asserted 2018 completion date, with a request to state in writing if any document does not exist. A copy was emailed to Michelle George on August 6, 2026.

Real estate listing photo of 229 Lakewood Dr from before the 2018 fire rebuild, showing the original chimney as built: a framed chase with lap siding and a metal flue cap, no masonry. This is the structure the 2018 crew cut off instead of flashing, and the structure the homeowner asked Wilpro on August 13, 2026 to put back. Sent to Michelle George with the morning emails of August 13.

Taken during the August 13, 2026 tear-off. At the rake edges of the 2018-2019 installation, the field shingles were folded down over the edge of the roof in place of drip edge metal, with bare OSB behind them. The crew performing the tear-off described the installation as the worst they had seen. Drip edge was one of the scope items the homeowner had asked Wilpro to confirm in writing since August 7.

The rear slope stripped to bare decking on tear-off day, August 13, 2026, with the removed 2018 shingles staged on tarps below. Documents that the repair underway is a complete tear-off and replacement of the 2018-2019 roof.

The eave edge behind the gutter line after tear-off, showing rotted and separated fascia where water ran off the bare sheathing edge for eight years. Drip edge, required at eaves and rakes by the Georgia residential code since January 1, 2014 (IRC 2012, R905.2.8.5), was never installed on the 2018-2019 roof. An independent roofing consultant from Rooftech Consulting attributed this damage to the missing drip edge during an on-site visit the same day.

Beneath the house, the furnace vent connector elbows into the original galvanized flue riser, which passes up through the floor framing and runs through the entire house to the roof. At the top of that run stood the chimney chase the 2018 crew cut off. The entire riser is concealed inside the structure; its condition at the roof was only exposed by the August 13 tear-off.

The gas furnace in the crawlspace with its exhaust vent connector rising off the cabinet toward the flue riser. The elbow on this connector has already been replaced once since the rebuild. Documents the appliance whose exhaust depends on the flue run the 2018 crew left without its chimney.

The new synthetic underlayment installed over the decking, shingle bundles staged on the ridge, with openings cut where the fireplace chimney pipe and furnace vent will pass through the new roof, beside the plumbing vent. Taken the same day the homeowner asked Wilpro in writing not to permanently seal the flue openings under the new roof. The penetrations are being brought through rather than covered over.

The completed replacement roof, GAF Timberline NS architectural shingles in Charcoal, with the rebuilt chimney chase framed, sided, and trimmed above the ridge line. The chase awaits its cap and the flue and vent piping that pass through it. Seven days before this photo, Wilpro's written position was that it could 'only redo the roof.' This is the structure its 2018 crew removed, back on the house.
