The August 4, 2026 document request was delivered to Wilpro's Villa Rica office on August 6 at 11:03 AM, left with an individual (certified tracking 9589 0710 5270 3518 1192 92). The signed green card (9590 9402 0167 6110 8740 76) mails back to the homeowner and becomes an exhibit on arrival. Wilpro is asked to produce the documents, or state in writing that they do not exist, within 30 days of the letter.

The certified notice was delivered and signed for July 27, 2026. Under O.C.G.A. 8-2-38 Wilpro has 30 days from receipt to serve a written response offering an inspection, a remedy, or settlement, or disputing the claim. Log anything that arrives, and treat no response by Aug 26 as the trigger to proceed.

The full tear-off and replacement that began August 13 is complete as of the week of August 17: GAF Timberline NS architectural shingles, new underlayment, and the drip edge the 2018 installation never had, installed by H and R Roofing. The work itself is professional quality. Still outstanding on paper: the written workmanship warranty and manufacturer warranty registration for the new roof, the permit and city final inspection record for this replacement, and written confirmation of the soffit and fascia scope flagged August 7, including the rotted fascia the tear-off exposed. Any settlement offer under O.C.G.A. 8-2-38 must be written, and acceptance made in writing within 30 days of the offer; the August 26 statutory response deadline stands.

A week after Wilpro's written position was that it 'can only redo the roof' and that the homeowner must have agreed to the 2018 removal, the chimney chase is back on the house: framed, sided, and trimmed by Wilpro's carpenter, at no cost to the homeowner. The remaining work is the venting the chase serves. Per the carpenter who built it, the chimney contractor needs to bring the pipe collar, chimney cap, and pipe cap, and the HVAC contractor the vent pipe, collar, and pipe cap, both routed through the chase. Until that piping is in, the fireplace remains unusable and the furnace vent unfinished. Scheduling for both trades was requested in writing August 20, 2026.

Full record forwarded to Scott at Rooftech Consulting (scott@rooftechconsulting.org) on Apr 4, 2026, with a follow-up on Jul 31, 2026 requesting an on-roof inspection and a written report on installation quality. On August 13, 2026, the consultant visited the property during the tear-off, observed the stripped roof, and attributed the eave and fascia damage to the missing drip edge, a code requirement in Georgia since 2014. A written statement of those observations has been requested. An independent expert opinion establishes the installation defect affirmatively rather than by reference to Progressive's coverage letter.

Progressive's July 20, 2026 records response confirmed no formal subrogation demand was pursued, because the amounts paid were attributed to the covered wind event. The payment letter, estimate, inspection photos, and SeekNow report are now on file; the adjuster declined to release any additional internal work product.
